From a Tiny Office, Entrepreneur Builds Rs 20 Crore Turnover Firm Managing Sales for Top Real Estate Clients

Starting from a modest 700 sq. ft. office in Noida in 2020, Abhishek Raj has built Jenika Ventures into a successful real estate consultancy and advisory firm. Today, the company operates from a spacious 5,000 sq. ft. office with a team of over 100 employees, and a turnover of Rs 20 crore.
Jenika Ventures operates as a channel partner for residential, commercial, and plotted developments, managing the sales of leading real estate developers across India and Dubai, and has helped to transform how real estate sales are handled. The company has a presence across India and has also expanded to Dubai.

Established in 2020, Jenika Ventures is a bootstrapped B2B firm operating under the registered name Jenika Ventures LLP. It has conducted business worth Rs 750 crore in the current financial year.
Some of their reputed clients include Omaxe, M3M, Gulshan, DLF, Gaurs, Bhutani, ATS, Prateek Group, and Tata Value Homes.
Traditionally, real estate developers managed the development, sales, and marketing processes themselves. Firms like Jenika Ventures have changed this by taking charge of the complete sales process.

“When a real estate developer approaches us for marketing their project, they connect us with their relationship manager. We then decide whether to collaborate, as we are selective about the clients we work with. There’s now a vast ecosystem supporting channel partners in real estate. Any organised, large-scale real estate developer needs us today,” shares Abhishek.
Once a project is onboarded, Jenika Ventures performs due diligence on the property, conducts thorough research and development, and advises the developer on an elaborate sales strategy.
Unlike conventional brokers who simply sell property for a margin, Jenika charges a 2–3% commission on each transaction from the developer. The firm also offers after-sales services such as assistance with loans, payment facilitation, paperwork, and backend operations, benefiting both buyers and sellers.

When a project is allotted to Jenika, the real estate company conducts a comprehensive training programme for Jenika’s sales personnel. This includes studying the local market, property layout, size, and demographics. After training, Jenika launches a structured marketing campaign using cold calling, Google Ads, referral marketing, event promotions, and more.
Jenika currently handles a portfolio of over 50 reputed developers from cities like Noida, NCR, Goa, and Mumbai. Besides their headquarters in Delhi, they have offices in Gurugram, Bengaluru, Hyderabad, and Kolkata. Recently, they also partnered with Dubai-based Danube Properties to expand into the Dubai market.
At any given time, Jenika manages around 40–50 projects across different locations, typically 5–6 projects per city, covering both residential and commercial properties. Since its inception, Jenika has sold over 500 properties.
Abhishek proudly states, “We have sold properties worth Rs 1500–2000 crore between 2020 and 2025.” The team has now grown to over 100 employees, with about 80% working in sales and the rest in backend operations, IT, and management.
Of their total revenue, 60% comes from residential sales, while 30% comes from commercial properties. Their revenue growth has been steady: they touched Rs 1 crore in the first year, Rs 10 crore in the third year, and Rs 20 crore in the recently concluded financial year.

Abhishek Raj was born in 1984 in Moradabad, Uttar Pradesh, famously known as the “brass city of India.” He completed his Class 12 in 2002 from S.S. Children Academy in Moradabad. He later pursued a B.Com LLB, graduating in 2007.
His father is a senior tax advocate in Moradabad, while his mother is a homemaker and social worker.
In 2010, Abhishek went to the United Kingdom to pursue a PG degree from The University of Sheffield, where he completed his MBA in Marketing and Finance. During his final year, he wrote his dissertation on real estate and explored the UK real estate market.
He returned to India in 2015 and joined Investors Clinic, a real estate consultancy firm, where he worked for the next seven years and rose to the position of Assistant Vice President (AVP).
After gaining valuable experience, Abhishek decided to start his own venture. Jenika Ventures was launched in 2020, when the world was hit by Covid pandemic.
Abhishek is a national-level snooker player. He has represented India, won multiple All-India medals, and was ranked among the top 15 players nationally. While studying at The University of Sheffield, the university sponsored him to play. For those unfamiliar, Sheffield is considered the "Mecca" of snooker.
Since snooker remains close to Abhishek’s heart, Jenika Ventures sponsors successful Indian snooker player Kamal Chawla from Bhopal.
When The Weekend Leader asked Abhishek about the challenges he faced while setting up the company, he said, “Financial challenges were the biggest one as we did not have any funding and it took time to get things settled.”

His advice to upcoming entrepreneurs is: “Clear mindset is very important. One should also maintain patience; however, it comes with stability, which is difficult in the initial years. But I would still suggest giving some time and devotion, and you will get the returns.”
Abhishek is the CEO of the company, while his wife Priyanka serves as the Managing Director. The company is named after their six-year-old daughter, Jenika. The family lives in Sector 137, Noida.
In his leisure time, Abhishek enjoys playing snooker, spending time with family and friends, travelling, and engaging with his team at Jenika. “Investing time with the team is important,” he believes. - ©TWL
